A structure that was treated for subterranean termites is not necessarily at lower risk — treatment coverage degrades over time, and a prior treatment should prompt a current inspection rather than a sense of protection.
Crawl space: the first thing to understand
If your home has a crawl space, the condition of that space is the single most important factor in your long-term pest and structural risk profile. A crawl space with standing water, a deteriorated vapor barrier, inadequate ventilation, and soil-to-wood contact at the piers is an active subterranean termite and moisture pest risk. An encapsulated crawl space with a working dehumidifier is not. Knowing which one you have determines what ongoing maintenance is warranted.
Establish your service relationships before you need them
The most expensive pest control is emergency pest control — called during a high-demand period (swarmer season, post-storm surge) when operators are booked and response times are long. Establishing a quarterly service relationship within the first few months means you have a licensed operator who knows your property when you need a callback. It also means routine inspections catch conducive conditions before they become active infestations.
