Learn about Yard and Lawn Pest ControlInland Berkeley County — lake and swamp mosquitoes, heavy fire ant pressure, mixed old and new housing stock
Moncks Corner is the Berkeley County seat, sitting between Lake Moultrie and the upper Cooper River about thirty miles inland from the coast. Losing the sea breeze changes the pest picture in a way people notice when they move here from the coast: summer heat sits heavier, mosquito activity around the lake and the river swamps runs long, and fire ants are relentless across open ground. Housing runs from older wood-framed homes on crawl spaces in the town center to newer slab subdivisions on the outskirts, so termite work covers both patterns. Wooded and swamp margins around the town bring raccoons, opossums, armadillos and snakes toward properties, and mice rather than roof rats are more often the rodent found inland here.
Housing age, groundwater and the roofline all feed into it. This is the picture specific to Moncks Corner.
Moncks Corner is characterized by 1940s–present, older crawl space homes in town with newer slab subdivisions outside. On older stock the roofline matters as much as the foundation: worn soffit returns and lifted flashing let roof rats and squirrels into the attic long before anything is audible from the rooms below.
Sites near Lake Moultrie, Cooper River and Tail Race Canal drain slowly, so foundation soil stays wet for weeks after heavy rain. That is when the calls come about ants trailing along a foundation wall, or a crawl space that has quietly filled with insects.
Inland Lowcountry — no sea breeze, heavier summer heat, long freshwater mosquito season, year-round fire ant activity. Treatment is scheduled around that cycle rather than applying the same product all year, so each wave is intercepted before it establishes.
The Santee Cooper, Berkeley County government, manufacturing, healthcare presence around Moncks Corner brings shared buildings into the picture, and in a shared building a problem in one unit is a problem for the units either side of it.

It is different rather than simply worse. Coastal areas get salt marsh mosquitoes blown in from tidal wetlands; inland Moncks Corner gets freshwater species from swamp margins, the lake edge and standing water in wooded low ground, and without the coastal breeze they stay active in the yard longer. Property treatment plus removing container water on your own lot is the practical response in both cases.
Open, sunny ground with adequate moisture is close to perfect fire ant habitat, and there is a great deal of it here. Mound-by-mound treatment on its own never holds, because colonies simply move back in from surrounding land. Broadcast bait across the whole lawn twice a year, spring and early autumn, plus individual treatment of mounds near walkways or play areas, is the approach that keeps numbers down.
The inspection differs more than the treatment. An older crawl space home is inspected from underneath — sill plates, floor joists, piers, and moisture readings in the framing. A slab home is inspected at the perimeter, expansion joints and plumbing penetrations, because there is nothing to get under. Both need an active bond; Eastern subterranean termites are throughout Berkeley County and Formosans are established in the region.
Yes, at most mortgage closings in South Carolina. The CL-100 — the wood infestation report, often just called the termite letter — documents active termites, powderpost beetles, wood decay fungi and conducive conditions observable at the time of inspection. It is issued by a licensed operator, and conducive conditions such as crawl space moisture are recorded even where no active infestation is found.
Inland, generally yes. Roof rats dominate on the coast where palms and live oaks give them highways to rooflines. Further inland, house mice entering through foundation cracks, garage door gaps and utility penetrations are the more common call. Exclusion is the durable fix in either case — sealing entry points, since trapping alone only handles what is already inside.
