Termite swarmers from Eastern subterranean colonies appear in late February through April; a spring inspection confirms whether swarmer evidence indicates a colony near the structure.
Summer (June-July): peak mosquito pressure and Formosan swarmer season
Formosan termites swarm at dusk from late April through June. If you are on an annual termite inspection program, the summer pest visit is the moment to confirm the structure is clear of new Formosan activity. Mosquito populations peak in June as standing water from spring rain and high humidity create ideal breeding conditions. Asian tiger mosquito activity — a daytime biter — is highest in July.
Fall (September-October): rodent exclusion and the cooling push inside
As temperatures drop into the mid-70s in September and October, roof rats and house mice begin seeking thermal shelter and food sources indoors. The fall visit establishes the perimeter barrier and is the best time for a visual exclusion inspection of the roofline, soffit, and foundation. Catching entry points in October prevents an established winter population.
Winter (December-January): the holdover visit
South Carolina winters are mild, not cold. Cockroaches and ghost ants do not go dormant — they simply slow down and retreat deeper into harborage. The winter visit maintains the residual barrier at its weakest point in the annual cycle and ensures the spring visit starts from a clean baseline rather than an already-established population.
