South Carolina fall pest prevention looks different from the Mid-Atlantic or New England version. Frost is not a reset button here — German cockroaches, ghost ants, and subterranean termites remain active through winter. What changes in fall is rodent pressure: as temperatures drop into the 60s and 70s in October, roof rats and house mice begin seeking thermal shelter. That window is when exclusion work pays the most.
Exterior inspection: roofline and soffit
Walk the entire roofline with a flashlight and binoculars. Look for gaps at the soffit-fascia junction where wood has weathered or separated, deteriorated mesh on roof vents and gable vents, and any new gaps around HVAC penetrations or cable entries. Seal gaps larger than a half inch before November. This is the highest-return hour of pest prevention work in a coastal SC home.
Crawl space check
Open each crawl space access point and visually inspect foundation vent screens for rust or damage, the vapor barrier for pooling water or tears, and wood sill plates for termite mud tubes or soft spots from moisture damage. A moisture reading above 19% in crawl space framing warrants mechanical ventilation or encapsulation evaluation before the next termite season. Fall is the right time because crawl space temperatures are still workable.
Landscape and exterior maintenance
Trim any live oak or palmetto branches that have grown within six feet of the roofline since the last spring service. Clear leaf litter against the foundation — it is harborage for ground-nesting insects and provides cover for rodent runs at the foundation. Relocate woodpiles at least 20 feet from the structure; woodpiles are roof rat harborage and a frequent entry staging point.
Schedule the fall pest service
The fall quarterly visit from a SCDPR-licensed operator is the right time to combine perimeter treatment with a visual exclusion inspection from a trained technician. Ask specifically for roofline entry point review as part of the visit. If the technician identifies exclusion needs, addressing them in October prevents a winter rodent infestation.
